Uncorrected issue with "Article IX - Homestead" plus five lines of text on bottom of page 111, then duplicated at the top of page 112. 12mo. [ii], 120 pages, with 28 lithographic plates (including frontispiece) inserted throughout, colored map to verso of front wrapper. Publisher's stiff pictorial wrappers, printed in red, black, and gray. Wrappers a bit soiled, professional repairs to spine, rebound, cello tape repair to front hinge, both hinges reinforced with archival tape. All edges trimmed, with complier's purple stamp to front blank. Pages 29-44, including 6 plates, loose but present. Minor foxing and scattered staining throughout, other small chips to margins, small hole to lower margin of page 20, no loss to text, but one word obscured on page 19 where paper stuck to final line of text. Otherwise, internally generally clean with "especially interesting" and striking plates (Graff). Noted by Howes as "rare," this publication is "a valuable description of the lands, towns, agricultural prospects, etc., of West Texas, of high interest for the lithographic views" (Eberstadt). Despite a few cosmetic flaws, a very good example of this rare guide.
